In this fully-furnished high-end rental unit, form and function reign supreme. Our sales executive client purchased the junior 1-bedroom condo as an investment property to rent out, use for visiting friends and family, and use herself as a pied-a-terre. Since the unit is located in the Thompson Hotel Residences, establishing a chic boutique hotel aesthetic was top priority.

A colour palette is a personal thing, and since this space was intended for a wide variety of people, we went for a classic black and white look. We kept it neutral and minimal while adding in grey, gold, and silver accents to create a high-contrast look that’s both trendy and timeless, ensuring our client won’t have to redesign the property anytime soon. The bold black wall in the living area makes the space appear larger than it is, while the funky wallpaper and gorgeous wall-mounted mirror give character to the long, cold hallway.

The true challenge came with the extremely small size of this open-concept condo; every inch in the unit was accounted for, making sure there was no wasted space. Furniture was meticulously selected to enhance functionality and ensure the space is stylish enough for her target renter while staying under budget. The cozy bed and sofa were chosen for their clean lines and grey linen fabric, which helped maintain a smooth visual flow throughout the room. The white accent chair pops against the black wall, while the clear acrylic coffee table takes up little visual space, making the most of the narrow room between the TV and sofa.

By maximizing space and style, the condo now serves the client, her guests, and its tenants equally well.
